PropertyRestoration.pro provides a free property damage cost estimation tool and a lead marketplace that connects property owners with licensed restoration contractors. We are a technology platform — not a contractor, not an insurance company, and not a licensed adjuster. We do not perform restoration work.
Our cost estimates are derived from published national and regional industry data including IICRC S500 standards, Angi cost reports, HomeAdvisor surveys, AHLA hospitality benchmarks, and Xactimate-aligned pricing ranges.
These estimates are for informational purposes only. They are not quotes, not guarantees, and not professional assessments. Actual restoration costs depend on factors that can only be determined by an on-site evaluation by a licensed contractor. Always obtain a written scope of work from a certified professional before filing an insurance claim or beginning restoration work.
PropertyRestoration.pro is not liable for any decisions made based on calculator outputs, including but not limited to insurance claim filings, contractor agreements, or financial decisions.

The following return policy applies to all paid lead claims:

Submitting false contact confirmation reports — claiming contact was not made when it was, or vice versa — constitutes fraud and will result in immediate account suspension and forfeiture of any pending refunds.
The following are strictly prohibited and may result in immediate account termination:
All payments are processed by Stripe, Inc. By adding a payment method, you authorize us to charge your card for lead claims you make. Lead prices are determined by the estimated job value tier at the time the lead is generated. Prices are subject to change with 30 days notice to active contractors. Disputed charges must be reported within 30 days.
PropertyRestoration.pro provides a technology platform and information service. We are not responsible for the quality of work performed by contractors, disputes between property owners and contractors, the accuracy of information provided by either party, or any damages arising from the use of our calculator estimates. Our total liability to any party is limited to the amount paid to us in the 30 days preceding the claim.
The calculator methodology, data compilations, pricing models, and website content are the intellectual property of PropertyRestoration.pro. You may not reproduce, distribute, or create derivative works without written permission.
These Terms are governed by the laws of the United States and the state of Virginia, without regard to conflict of law provisions. Any disputes shall be resolved through binding arbitration under the American Arbitration Association rules.
We may update these Terms at any time. We will update the "Last updated" date above. Continued use of our platform after changes constitutes acceptance. Active contractors will be notified of material changes by email with 14 days notice.
